Because honest prices depend on the actual basement. Two 'basement finishing' jobs can be weeks apart in labour — ceiling height, moisture condition, mechanicals in the way and whether plumbing rough-ins exist all change the work. We'd rather quote your real basement than publish teaser prices that change on arrival.

Almost always, yes. Finishing an unfinished basement — framing, insulation, new rooms — is inspected work under the Ontario Building Code, and legal second suites, underpinning and new entrances always need permits. Like-for-like cosmetic updates usually don't. Permit needs are raised during quoting, and we link to your municipality's building department on our local pages.

Moisture first, finishes second — that's the rule. A basement that has leaked gets finished only after the cause is fixed: crack injection, drainage, a sump pump or full waterproofing depending on what's found. Finishing over a damp foundation is how mould ends up behind new drywall, so we quote the fix and the finish in the right order.

Often, but it has to meet Ontario Building Code and Fire Code requirements — ceiling height, fire separation, proper egress and usually a separate entrance — with permits and inspections mandatory. Some basements qualify as-is; others need egress windows cut, underpinning for height, or a side entrance dug. Describe yours and the quote will tell you what's involved.

Appropriately licensed contractors for each part of the job. Ontario sets the rules: electrical work is performed by Licensed Electrical Contractors under ESA notification, plumbing by licensed plumbers, gas work by TSSA-certified technicians, and structural work like underpinning follows stamped engineering drawings. Those jobs are routed accordingly, always.

Usually the same day. Urgent problems — a flooding basement, an active foundation leak, sewage backup — get flagged in the form and treated as urgent.
